General Description

Reporting to the SVP, Corporate Real Estate Division Manager, the Design & Construction Department Manager will provide leadership and guidance to the Department in creating and  implementing a strategic vision aligned with the CRE mission of delivering an exceptional customer and employee experience throughout all of Popular’s facilities globally.

The incumbent will develop technical, administrative, cost, and schedule goals and ensure these are met within established corporate policies and in accordance with applicable professional standards, design procedures and guidelines. Leads the Design Committee (DesComm) within the Design and Construction Department and makes authoritative decisions and recommendations of significant impact on company’s architectural and engineering activities. Works with the leaders in the DesComm in negotiating critical issues with architects, engineers and contractors. Demonstrates high degree of creativity, foresight and judgment in planning; organizing and guiding general and design build activities as well as in other delivery methods that may be used in projects. Performs management level duties, exercising independent judgment. Provides direct supervision of the DesComm and its four (4) leaders of the Workplace Innovation Team, Network Transformation Team, Construction Project Management Office and the Amenities, Programs and Research Team.

Essential Duties and Responsibilities

  • Sets the vision for the DesComm aligned with the strategic direction of the CRE Division and Popular.
  • Collaborates with Division Management and Executive Leadership at all levels in delivering the full portfolio of D&C offerings to provide solutions to their respective Business Needs.
  • Continuously drives Innovation and Thought Leadership in the development of the Department to maintain best in class performance
  • Provides management and development of the Design and Construction Department and fosters development of the technical skills and capabilities of the team.
  • Reviews and revises cost accounting procedures as they pertain to the Department and agrees on procedures and reporting with the Vendor Management Team and the Operational Excellence Team.
  • Supervises and provides technical expertise as necessary to direct the efforts of the DesComm and the Design Department towards meeting Popular’s design, construction, procurement, research, branding and look and feel needs.
  • Prioritizes projects for the DesComm, monitors workflows and results to ensure department goals, service quality, project requirements and KPI’s are met.
  • Provides direction and technical guidance to the DesComm to ensure accuracy and completeness of drawings, job documentation, drawings, specifications, estimates; project team development members; and review of construction specifications and recommendations.
  • Provides direction to the DesComm to ensure implementation of simple, effective and efficient processes and operational procedures in compliance with Popular’s requirements.
  • Demonstrates and applies knowledge of state and local building codes, international codes, fire codes and other regulatory codes; and necessary building and zoning permits. Assures adequate processes are in place for compliance with regulatory agencies and Popular’s requirements.
  • Oversees project designs to meet or exceed the customer’s needs (i.e., optimum space utilization, aesthetic design), maintain structural integrity, and meet Popular’s approved budgets.
  • Communicates with customers, superiors, leader’s team, planners and project manager as required.
  • Oversees the solicitation of bids through an RFP process and assures compliance with Popular’s Accounting policies.
  • Participates in company wide marketing efforts in the development of new design trends, workplace standards and other department and division initiatives as may be required.
  • Fosters a learning environment and promotes training participation to develop the staff to meet personal and professional goals contributing to the Bank’s Great Place to Work program
  • Oversees the development of conceptual drawings; determines level of detail necessary to effectively communicate project requirements.
  • Conducts performance reviews of staff.
  • Clarifies communications and process information received.
  • Performs other duties as assigned

Minimum Education

Bachelor's Degree in Architecture or Engineering

Experience

At least four years of related experience.

Other Qualifications

  • The candidate must possess demonstrative skills in the use of Office 365 Suite of products at an intermediate level.
  • Certifications such as PMP, LEED and others are desirable
  • Potential candidates should be motivated, innovative, and energetic individuals with a desire to join Popular, willing to provide tools, training and guidance to achieve personal advancement of his/her team while delivering construction projects for our clients in Puerto Rico, U.S.A and USBVI
